The gap between those two words is where list buyers get burned.
Google Maps lists places, not people. One agency office is one row. A chain with eight branches gives you eight rows, each with its own phone, rating and email.
What no Maps crawl can give you is the individual agent: the name, the direct mobile, the personal email. Vendors who sell that either scraped it from somewhere murkier or guessed it. We do neither.
The office row is still the working asset. The branch email reaches the desk, the branch phone gets answered, and the agency website names every agent on the team. One click from our row to their people page.

The listing cycle decides your timing
An agency’s appetite is not a date on a calendar. It is the state of its stock.
An estate agency runs on instructions: homes signed up to sell. The whole business swings between two states, and each state buys different things.
- Stock is thin: the agency hunts sellers. Valuation leads, farming tools and brand work land now.
- Stock is fat: the agency pushes throughput. Photography, floorplans, virtual tours and admin help land now.
- A pitch that fits the wrong state is not early. It is invisible.
The daily rhythm matters as much as the yearly one. Viewings own the late afternoon and the weekend. Ring during a viewing and you have called a person standing in someone’s hallway.
The flip side is the trade’s gift to you: answering the phone is the job. An agent picks up numbers they do not know, because the next caller might be a seller.
So ask one question before you pitch anything: how is stock right now? The answer tells you which of your offers to lead with, and it costs the agent nothing to give.
The Norwegian file, counted row by row

Norway is where our estate file runs deepest, and the shape of it is unusual for a local trade.
- 321 estate agencies, with an email on 127 rows. That is 40% coverage.
- 301 carry a phone number, and this is a trade that answers it.
- 119 have no website of their own. They sell homes from a portal listing and a Maps pin.
- The average rating is 4.16, and 53% have claimed the listing.
- 104 rows carry a LinkedIn page, so a second touch has somewhere to land.
That no-website group deserves a second look. An industry that sells property online, where 37% of firms own no web presence beyond a rented portal page. The Norwegian estate agency list takes that argument apart with sample rows.
Sweden, Finland and Denmark hold 278, 273 and 185 agency records. All three sit under our 300-record page floor, so Norway is the only country page for now. The rows are in the app all the same, count shown before export.
Branches, chains, and keeping your list clean
Estate agency is a chain trade. Your outreach has to know that before the first send.
A national brand shows up in the file once per branch. That is correct data and a real trap. Email eight branches the same morning and the head office reads it as a blast, because it is one.
- Sort the export by name before anything else. Repeated names are chains. Names that appear once are the independents.
- Pick one door per chain. Sell to head office for brand-wide tools. Sell branch by branch for local services, spaced out over weeks.
- Work the independents as their own campaign. A one-office agency decides in the room. It is the fastest yes in the file.
- Add closed doors to your suppression list. Ours is per account. A domain you add is blocked on every export you pull after that.

One question, answerable in one line: is stock thin or fat for you right now?
I ask because what I do helps with one of those and wastes your time in the other. Reply stop and I will not write again.
The stock question does the qualifying for you, names where the data came from, and reads like a person. The opt-out is in the body, in the same voice.

Ring before nine, or once the day’s viewings wind down in the early evening.
Agents answer unknown numbers, so skip the voicemail script. Ask the same stock question and listen.
Thin stock: talk about winning sellers. Fat stock: talk about moving what they hold.
This trade picks up the phone as a matter of professional survival. The call is not an escalation here. It is the native channel.

Questions about buying an estate agent list
Can I get named agents with direct mobile numbers?
Not from us. Maps lists offices, and we sell what Maps holds: the branch, its phone, its email, its listing data.
The agency website names the team, and our row links to it. One click gets you from the office to the person, with data the firm chose to publish.
Is this an MLS or realtor database for the US?
No. We cover Norway, Sweden, Denmark and Finland, from Google Maps, and the page says so before you spend anything.

When in the year should I pitch estate agencies?
Pitch to the stock, not to the month. Thin stock makes seller-lead offers land. Fat stock makes throughput offers land.
You find out by asking, and the question itself makes a better opener than any pitch line we have seen.
Is 40% email coverage good for this trade?
For a local trade, yes. Across the trades we track, most countries run far lower, and some trades barely publish email at all.
