Agency, not agent: two different jobs
This page is the office as a customer. If you want to reach agents, that is a different page.
An estate agency is a firm. It has an office, a bank account, a manager, and a stack of tools it pays for every month. That firm is a buyer, and this page is about selling to it.
That is not the same job as reaching agents to pitch them a listing or a lead. For that, the estate agent hub covers what a Maps file can and cannot give you about the people.
Here the target is the brokerage itself. It buys the CRM, renews the portal, books the photographer and signs the marketing invoice.

Who signs off inside the office
An agency’s spend has a shape, and the shape tells you who to write to.
Selling to the office means knowing which desk owns which budget. Get it wrong and your pitch sits with someone who cannot say yes.
- The principal or managing broker owns the big commitments: the CRM, the portal deals, the brand.
- The office manager owns the day-to-day: supplies, sign boards, the photographer’s bookings.
- A marketing lead, where the firm has one, owns campaigns, print and the website.
- For a franchise branch, the head office owns the stack, and the branch buys little of it.
The franchise line matters most. A branch of a national brand runs on tools chosen at head office. Pitch that branch a CRM and the best answer is "ask the group". Pitch it a local service — a sign installer, an event, a cleaner — and the branch can decide.

What the Norwegian file shows

Norway is the only country where our agency file clears the 300-record floor, so it is the one with a live page. Here is the shape of it.
- 321 estate agency offices, open and trading.
- 127 carry an email address — 40% of the file.
- 301 carry a phone number, which is 94%. This trade answers.
- 170 have claimed their Maps listing — 53%. Almost half never logged in.
- 119 have no website of their own — 37%. They sell homes from a rented portal page.
- The average rating is 4.16 stars, and 104 offices carry a LinkedIn page.
The no-website office is a buyer, not a mistake
37% of these firms own no site beyond a portal listing. For a business built on selling property online, that is a gap someone will close.
If you sell websites, booking tools or marketing, that group is your clearest opening. They already pay for the exposure. They just rent the shopfront instead of owning it.

Where the office email lives
Coverage does not spread out. It clusters, and the cluster is not always the capital.
The Norwegian file splits by region, and the email flag moves with it.
- Oslo: 67 offices, 24 with an email, 28 with no website.
- Vestland: 67 offices, 22 with an email, 30 with no website.
- Trøndelag: 45 offices, and 25 carry an email — the strongest inbox coverage of the big regions.
- Agder: 25 offices, but only 4 carry an email. A phone region.
Read Oslo against Trøndelag. The capital has more offices, yet Trøndelag has more of them reachable by email. So do not assume the biggest market is the easiest to write to.
And read the no-website counts beside the email ones. Vestland has 30 offices with no site of their own. That is a marketing seller’s shortlist, in one region. Sort by region, then by the website flag, and the openings sort themselves.

Asking who owns the budget routes you past the wrong desk. In a firm with a principal, a manager and maybe a marketing lead, the first job is finding which one you need.

Ring before nine or after the day’s viewings, when the office is quiet.
Ask one thing: is this bought at your office, or at head office? A chain branch cannot commit the group.
If it is an independent, ask when the principal is at a desk, not in a viewing.
