Advice, not transactions

A consultant sells judgement. That single fact separates them from every other property trade.

An estate agent closes a deal. A property manager runs a building. A consultant does neither. They advise.

  • Valuation: what a property or a portfolio is worth.
  • Feasibility: whether a scheme stacks up before a spade goes in.
  • Investment advice: where the money should go, and when.
  • Expert work: reports for courts, banks and disputes.

The product is a considered opinion, signed by a named person. That is why reputation is the whole business. A consultant lives on referrals and on the trust in their name.

For a seller, that shapes the pitch. You are not offering to fill a diary or turn a flat around. You are offering something that makes their judgement faster, sharper or easier to defend.

One person is the firm

The org chart of this trade is often a single line. That is a gift and a test.

Many consultants work alone, or in a firm of two or three. The name on the door is the person who reads the email.

So there is no gatekeeper. No front desk to pass, no board to convince, no procurement cycle to wait out. The buyer and the reader are the same person.

Who reads the email on a consultant row?

In a solo practice, the consultant. The name on the door is the person in the inbox.

That means no gatekeeper and no procurement cycle. It also means a weak message reaches the one person who can never be fooled by one.

Why is there no live count for this trade?

Real estate consulting is not a tracked category in our page set. We publish counts only where the tracked file backs them, dated.
